Choose the removal scope carefully
Bathroom demolition may remove tile, fixtures and a vanity while keeping adjoining rooms finished. Kitchen removal needs coordination around appliances and retained utilities. Interior or selective demolition can cover a larger area, while garage and concrete removals raise different structural and access questions.
Make a clear removal list
- Mark each room, surface and fixture included.
- Identify retained walls, floors, services and salvage items.
- Show the route to the loading area and any occupied spaces.
- Provide the next contractor's plan and expected handoff condition.
Check review before tear-out
Confirm the City jurisdiction and describe the full proposed renovation. Calabasas' published guidance includes kitchen and bathroom remodels among common permit-related work. A demolition stage should not be isolated from the regulated work it prepares.
Where utilities need disconnection or materials require specialist assessment, assign those responsibilities before removal. A demolition proposal does not automatically include testing, abatement or the replacement trade work.
Protect the rest of the property
Discuss dust separation, floor and doorway protection, storage and debris handling. A small bathroom can still involve heavy material and a long route through finished rooms; that handling should be reflected in the estimate.
The scope should distinguish removal from surface repair or preparation for new finishes. Access, salvage, material types and required documentation affect cost and timing. Questions about your project
Is bathroom demolition just tile removal?
Not always. Fixtures, waterproofing layers, wallboard and floor assemblies need explicit inclusion or exclusion.
Can I retain a nearby bedroom or hallway?
The retained area can be included in a protection plan, subject to the work and access route.
Will the next contractor need to inspect afterward?
Agree on the handoff with that contractor in advance so the exposed condition matches the planned next phase.
